Terms of Service

By creating an account or using Filly, you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree to these terms, do not use the service.

If you are using Filly on behalf of a brokerage or other organization, you represent that you have the authority to bind that organization to these terms.

Filly is a product of GoDyspo, LLC, a Michigan limited liability company. In these terms, references to “Filly” mean the software and service, while “we,” “our,” and “us” mean GoDyspo, LLC, the company that owns and operates it.

Filly is document preparation software. You upload your own PDF forms, place fields on them, enter values, and Filly renders those values onto the page to produce a completed PDF. Filly also offers:

• A template editor for placing and sizing fields on your uploaded PDFs
• Saved static fields that pre-fill your recurring information
• Property data lookup by address through a third-party data provider
• Web forms generated from your templates for entering the remaining values
• Email delivery of completed documents and a document history in your account

Filly is a software tool only. We are not a law firm, brokerage, title company, or transaction coordinator, and we do not provide legal, real estate, tax, or financial advice.

• You must be at least 18 years old to create an account
• You must provide accurate and complete registration information and keep it current
• You are responsible for maintaining the confidentiality of your password and for all activity under your account
• Accounts are for individual use; do not share your credentials with others
• Notify us immediately at support@godyspo.com if you suspect unauthorized access
• We may suspend or terminate accounts that violate these terms

You retain all ownership rights in the PDFs you upload, the field configurations you create, the values you enter, and the documents Filly generates for you.

• You represent that you own, or have a valid license or authorization to use and upload, every PDF form you add to Filly
• Many association, brokerage, and MLS forms are licensed; ensuring your use complies with that license is your responsibility
• You grant us only the limited, non-exclusive license necessary to store, process, render, and deliver your files to you
• We do not publish your content, share it with other users, or use it to train machine learning or artificial intelligence models

Filly does not review, verify, approve, or validate the contents of any document you create. You are solely responsible for:

• The accuracy, completeness, and legal sufficiency of every document you generate
• Confirming that the correct form version is used for your jurisdiction and transaction
• Reviewing each generated document in full before signing, sending, or relying on it
• Compliance with applicable state and federal law and with your brokerage, association, and MLS rules
• Obtaining legal, tax, or professional advice where appropriate

Field placement, alignment, and rendering depend on the template you configure. Always review the finished PDF before use.

Property information retrieved through the lookup feature — including owner names, legal descriptions, parcel or tax identifiers, and characteristics — is supplied by a third-party data provider drawing on public records. It is provided “as is.”

• We do not warrant that property data is accurate, current, or complete
• Coverage varies by county, and some properties may return no data or partial data
• You must independently verify property data against authoritative records before relying on it in any binding document

You agree not to:

• Use Filly to create documents that are fraudulent, forged, unlawful, or intended to deceive
• Insert another person's signature, initials, or credentials without their authorization
• Upload forms you are not licensed or authorized to use
• Upload malware, or files designed to disrupt or exploit the service
• Attempt to gain unauthorized access to the service, other accounts, or our infrastructure
• Reverse engineer, decompile, or attempt to extract the source code of the service
• Scrape, spider, or use automated tools to access the service outside of intended use
• Resell, sublicense, or provide the service to third parties without our written consent
• Use the service in violation of any applicable law, regulation, or professional obligation

• Filly offers a 14-day free trial. No credit card is required to start the trial
• After the trial, continued access requires a paid subscription at $16.99 per month
• Subscriptions renew automatically each month until cancelled
• Payments are processed by Stripe; we do not store your full card details
• You can cancel at any time from the billing page in your account
• On cancellation, access continues through the end of the period you have already paid for
• Fees are non-refundable for partial billing periods except where required by law
• We may change pricing with at least 30 days' notice before it applies to your subscription
• If a payment fails, we may suspend access until the balance is resolved

We aim to keep Filly available at all times but do not guarantee uninterrupted service. The service may be unavailable during maintenance, updates, or due to circumstances beyond our control, including outages at third-party providers. We may modify, suspend, or discontinue features at any time.

Filly is provided “as is” and “as available” without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, title, and non-infringement. We do not warrant that the service will be error-free, secure, or uninterrupted, or that any document generated will be legally sufficient for your purpose.

To the maximum extent permitted by law, GoDyspo, LLC will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost revenue, lost data, or business interruption, arising out of or relating to your use of the service.

Our total aggregate liability for any claim relating to the service will not exceed the greater of the amount you paid us in the twelve months preceding the claim, or one hundred U.S. dollars ($100).

You agree to indemnify and hold harmless GoDyspo, LLC and its officers, employees, and agents from any claims, damages, losses, liabilities, and expenses (including reasonable attorneys' fees) arising out of your use of the service, the documents you generate, the files you upload, or your violation of these terms or applicable law.

You may stop using Filly and close your account at any time. We may suspend or terminate your access if you violate these terms, fail to pay, or use the service in a way that creates legal risk for us or other users.

On termination, your right to use the service ends immediately. Your data is handled according to the retention schedule in our Privacy Policy. Export any templates or documents you wish to keep before closing your account.

We may update these Terms of Service from time to time. When we make material changes we will update the “Last updated” date above and notify you at the email address associated with your account. Your continued use of Filly after changes take effect constitutes acceptance of the revised terms.

These Terms of Service are governed by the laws of the State of Michigan, without regard to its conflict of law provisions. Any dispute arising out of or relating to these terms or the service will be resolved in the state or federal courts located in Michigan, and you consent to their jurisdiction and venue.

If any provision of these terms is found unenforceable, the remaining provisions remain in full force and effect.
